Terms of Use

1. The service

Pépite connects property buyers and sellers with real estate brokers. Pépite is not a brokerage or a broker, is not a party to any transaction and does not provide legal, financial or tax advice.

2. Buyers and sellers

The service is free for you. You agree to provide accurate information and to be the person concerned by (or authorized to make) the request.

Value estimates are indicative, generated automatically from public data and your answers. They are not a professional appraisal or an offer to buy.

Example listings come from third-party public sources; Pépite does not guarantee their availability or accuracy.

The broker who contacts you is an independent professional; any agreement is made directly with them.

3. Brokers

Access to the platform requires a monthly subscription and Pépites to unlock leads (1 Pépite per buyer lead, 2 per seller lead). Prices shown depend on your market.

An unlocked lead is assigned exclusively to one broker. Pépite only guarantees its technical validity: one Pépite is credited back if the phone number or email is invalid, upon request within 48 hours of unlocking. No guarantee is given on response, interest or closing. Credits are issued in Pépites only.

Brokers must hold the required licenses, follow their regulator's rules and anti-spam and privacy laws, and use leads only for the property project concerned, without reselling them.

The subscription can be cancelled at any time and remains active until the end of the paid period. Payments are non-refundable unless required by law.

4. Prohibited uses

You may not submit false requests, scrape the site, bypass security measures or use the service for unlawful purposes. We may suspend any account in breach.

5. Intellectual property

The Pépite brand, logo, text, design and software belong to Comeal Agency FZCO. Reproduction without permission is prohibited.

6. Liability

The site is provided "as is". To the extent permitted by law, Pépite is not liable for indirect damages, the actions of brokers or users, or the outcome of a transaction. Our total liability to a broker is limited to the amounts paid in the previous 3 months. Nothing here limits rights you have under mandatory consumer protection laws.

7. Personal data

How we use your information is described in our Privacy Policy.

8. Changes

We may update these terms; subscribed brokers will be notified by email of material changes.

9. Governing law

These terms are governed by the laws of Quebec and the applicable federal laws of Canada. Any dispute falls under the courts of the judicial district of Montreal, subject to mandatory consumer rights.
